SBA 504 Finder is an independent directory of SBA 504 Certified Development Companies (CDCs), built to help small business owners research, compare, and connect with lenders using real, verified public data.
Why We Built This
Finding a qualified SBA 504 lender is harder than it should be. Most resources online are either generic SBA.gov information or lead-generation forms that route borrowers to whoever paid the most for placement. Neither serves borrowers well.
We built SBA 504 Finder to give borrowers something different: a transparent, data-driven directory where CDC profiles are based on actual SBA loan activity — not paid listings or affiliate fees. Our goal is to make lender research faster, clearer, and more trustworthy.
What We Cover
The SBA 504 program is one of the most powerful and underutilized small business financing tools available. It allows owner-occupants to purchase commercial real estate and major equipment with as little as 10% down and a long-term fixed rate — often significantly below conventional alternatives.
Yet many business owners and even their advisors don't fully understand how the program works, who the CDCs are, or how to evaluate them. SBA 504 Finder provides:

- CDC profiles showing real loan volume from public SBA FOIA data

How Our Data Works
CDC profiles and loan activity data are sourced from SBA FOIA (Freedom of Information Act) public records, which include loan approval data for SBA programs. We normalize and publish this data so borrowers can compare institutions by real activity — not marketing claims.
We update our data periodically as new SBA records become available. If you notice an inaccuracy in a CDC profile, please contact us.
Our Editorial Standards
We follow strict editorial standards to keep our content accurate, useful, and unbiased. Our ranking logic is based on data — loan volume, geographic coverage, and program activity — not paid placement. CDCs cannot pay to rank higher in our directory.
