SBA 504 Finder is committed to providing accurate, unbiased, and useful information about the SBA 504 loan program and the CDCs that administer it. This editorial policy describes how we source data, create content, and handle commercial relationships.

Data Sources

CDC profiles and loan activity data on this site are sourced from:

  • SBA FOIA public records: Loan approval data released by the SBA under the Freedom of Information Act. This is the primary source for CDC loan volume and activity statistics.
  • SBA's official CDC registry: The SBA maintains a list of all certified CDCs. We cross-reference this list to verify active CDC status.
  • Public business registrations: State and federal business registration data used to verify CDC contact information and service areas.

We do not rely on self-reported data from CDCs for ranking or statistical claims. If a CDC provides updated information about their services, we verify it against public records before publishing.

Ranking and Directory Logic

CDCs in our directory are organized and ranked based on objective data signals including:

  • Total SBA 504 loan approvals (recent and historical)
  • Geographic service area coverage
  • Program activity and consistency over time

CDCs cannot pay to rank higher in our directory. Commercial relationships (see below) do not affect organic search results or ranking position.

Editorial Content

All guides, articles, and educational content on this site are written by our editorial team with the goal of helping borrowers make informed decisions. Our content standards:

  • We cite primary sources (SBA regulations, SBA.gov, NADCO) where applicable
  • We update content when SBA program rules change
  • We do not publish sponsored content disguised as editorial content
